I think a lot of people's exit strategy is cashing out silver for land down the road so hopefully this topic can help others...
I'm 30 and single, still living with the rents to save for a house. My "portfolio" is about 85% silver, 10% gold, 5% cash and total ~$12,000 at today's prices. This isn't much but my income is under $25k and I'm still paying off school loans. I''ll be free of those debts soon and I'll be looking to either buy rental property (duplex/triplex), buy rural land, or a home. That said: I'd need to liquidate some of my silver to buy anything. I just don't see these low APRs lasting more than 1-2 yrs max. I'm thinking it would be better to get a mortgage now while rates are 3-4% because when SHTF we will see 15-20% APRs like 1980. Conventional wisdom says buy a triplex, save away the extra income from the rental units and buy a country house. BUT I don't think we have that much time left. And I don't want to be living in the burbs in a triplex when SHTF. I hate the thought of selling any silver but I don't think the BOOM in silver will happen until well after the time frame of when I would have needed to buy a property. Plus, inflation will more or less keep up with metals/land so I'm not going to be in any better shape a year from now. Sooo the question is, to buy or not to buy. And WHAT to buy? If you would have asked me in 08 I would have said the economy would have been toast in 2010 yet here we are still kicking the can. Do I have time for getting into investment units or should I bail to the country? Any help or suggestions would be appreciated! Thanks if you read this far.

Buying land will never hurt, it is the one resource we can't get anywhere else. Once all the land is bought and owned, it is bought and owned. Buy it now while you can.
